New Fleet Office Building in Hamburg

Located in the heart of Hamburg’s vibrant City Süd district is the H-shaped, 11-story Fleetoffice office and commercial building, featuring state-of-the-art “New Work” office spaces. This architecturally striking and sophisticated building was designed to meet the latest economic needs as a contemporary reinterpretation of the classic Hamburg office building. Located on the Mittelkanal, this certified green building impresses with its striking design and offers highly flexible floor plans for office space layout, as well as a work-life area featuring idyllic, landscaped courtyards and outdoor terraces.

The building is divided into two sections, both constructed of reinforced concrete. The floors consist of flat concrete slabs, reinforced in certain areas.

In addition to modern, mechanically ventilated and cooled office spaces that meet the DNGB standard, the primary heating and cooling are provided via concrete core activation. Geothermal energy is absorbed in winter via energy piles and processed using heat pumps. In the summer, the soil surrounding the piles serves as a seasonal or annual thermal storage system. The heat from the rooms that is dissipated into the ground in the summer can then be reused for heating in the winter.

The Fleetoffice has been awarded the DNGB Gold Certificate.
