Ludlstrasse Residential Complex

In addition to 373 apartments, the Ludlstraße residential neighborhood also features community-building facilities, including a neighborhood community center, artists’ studios, a multigenerational house, a family counseling center, a daycare center, and an underground parking garage with 260 car and 460 bicycle parking spaces. Due to its size, the neighborhood forms a striking new urban landmark. Inside, the site opens up with open spaces, and the landscape design concept helps residents find their way. Between the polygonal point blocks loosely positioned throughout the site lies a sprawling park with communal open spaces that alternate with the private gardens of individual ground-floor apartments.

The new development replaces an aging row housing complex from the 1960s that could not be renovated due to structural defects. The urban design concept is based on various polygonal building blocks. The playful and free arrangement of the buildings creates an urban space that stands in contrast to the previous row housing with its monotonous interstitial spaces. Streets, alleys, squares, and passageways create diverse and versatile spaces for the neighborhood’s residents and visitors.

The buildings are 6 to 9 stories tall and constructed of reinforced concrete and masonry. Thirteen point blocks feature thermal insulation bricks in the exterior walls and stiffening service cores constructed of reinforced concrete

The perimeter development enclosing the area to the south was constructed as a seamless reinforced concrete structure; this barrier serves as a sound barrier to protect the entire urban neighborhood from traffic noise from the immediately adjacent A96 highway. The foundation consists of individual and strip footings. The underground parking garage was constructed with an open-pavement surface; to protect against corrosion, the tops of the parking garage foundations were permanently coated.
