Zwinger Forum Hotel and Office Building—Zwinger Forum Hotel and Office Building

The cantilevered structure of the new building, with its two-story arcades, creates a symbiosis of spatial enclosure and openness. The six-story building, which includes a two-story underground parking garage, serves as a combined hotel and office building with retail space on the ground floor. The hotel has 288 rooms, and the underground parking garage has 163 parking spaces. The architectural style is classically timeless in its use of materials, design, and form, while incorporating contemporary elements. As a result, the new building blends harmoniously with the surrounding structures of the castle, the Zwinger, and the theater. The sand-colored clinker brick, combined with the interlocking window reveals, lends the facade a refined level of detail.

In the area without a basement, the foundation was constructed using large bored piles; in the area of the underground parking garage, it was built on an 80-cm-thick foundation slab. The two-story underground parking garage is designed as a waterproof structure using a spiral construction method to optimize space and foundation depth.

The office and hotel building was designed using a reinforced concrete skeleton structure in combination with semi-precast elements in the facade and monolithic construction without expansion joints. The cast-in-place concrete slabs in the hotel are designed with a thickness of 20 cm, and in the office area with a thickness of 26 cm, with a maximum span of 8.75 m. The support beams in the ceiling above the first floor in the hotel area allow for 15-meter-span arcades.

The planning and construction period for the project was less than 2 years.
